Welcome to Duluth! If you’re thinking about buying a home, here are three things I’d check before making an offer:
Number one: the roof, windows, and major mechanicals. A beautiful house can still come with expensive surprises. I consider the basement to be the “money room” of the house. An experienced agent should be able to walk you around the money room and show you what to look for. A home inspection is always a good idea, especially if you are not familiar with a home.
Number two: the monthly payment, not just the purchase price. Taxes, insurance, and utilities matter, too. Remember in Duluth we have around 9 months of seasons needing heat to be turned on so you want to know what those heat costs come in as.
And number three: the neighborhood and property’s resale potential. I want you to love your home today and feel good about your investment tomorrow. Walk the neighborhood at different times of day before making an offer to be sure it matches you. Look up the local conveniences that matter to you.
